You raise a good point because people need to know when they have an "exclusivity" law or contract, which prevents the seller from stealing the agent's leads to avoid commission payment but also means that you can do all the selling but still have to pay the realty agent for doing nothing. In addition to that, the agent is sure to make money when you are looking to buy as he does not have to disburse money upfront for promotion.
