So net of commission, closing costs, etc. And use a conservative sales price, otherwise you are just making yourself feel better. congrats on your progress nonetheless. all the best in 2010. I figured I "lost" 8k already and I just use the value to offset the car loan. I don’t use the 1/10 rule ;-)
